Our Luxury Market Is Showing Real Strength


Last month I walked you through detached homes under $2.5 million across our area. This month I want to celebrate the top of our market, because there is genuinely good news to share. Looking at the full stretch from January 1 through August 16, and comparing this year to last, the story across Danville, Alamo, Diablo, and San Ramon is one of resilience and, in several pockets, real momentum. Pricing has held its ground almost everywhere, two of our four communities are seeing home values climb, and buyer demand at the $2.5 million and up level remains healthy. Danville had a wonderful run for luxury homes this year, with closed sales up a full 21% over last year. Sellers who price thoughtfully are still finding their homes moving quickly, and extra inventory is giving buyers a little more room to breathe and negotiate.

Alamo is truly shining this year. Sales jumped nearly 47%, and rather than softening under all that new activity, pricing actually strengthened, with price per square foot climbing 8%. That tells me buyers are seeking out larger and higher quality homes here, and they are willing to pay for them. It is one of the most encouraging stories in our whole market.

Diablo Continues to Charm Its Buyers


Diablo is our smallest and most exclusive luxury market, so with so few homes changing hands each year, a single standout sale can shift the numbers in a wonderful way. These figures are best appreciated alongside Danville and Alamo rather than judged on their own.

Fewer luxury homes came to market in San Ramon this year, and the ones that did sold faster, at or even above last year's prices. This is not a sign of softening demand, quite the opposite. It shows just how much buyers want to be here, especially families drawn to the San Ramon Valley Unified school district, which continues to give this community a wonderful floor of stability that few other things can match.

The Big Picture: A Lot to Feel Good About


Looking at 2026 next to 2025 across our whole $2.5 million and up market, a few encouraging threads run through every community. Pricing held its ground everywhere, no market saw anything close to a real decline, and two of our four communities, Alamo and Diablo, actually saw values rise. Outside Danville, homes are selling faster than they did last year, not slower.

Sellers in Alamo and Diablo are enjoying continued price strength, San Ramon's tight supply is quietly supporting values even with fewer homes trading hands, and buyers in Danville have the most room to negotiate right now.
